Green Gables home inspections typically range from 2-3 hours long depending on the size of the house and you are more than welcome to follow along during the inspection.

Non Purchase or Sale Related Inspections
Many times, defects may be occurring that are not readily apparent. Similar to an annual physical with your doctor, home owners find benefit in identifying an issue in its early stage of development, so that it can be addressed early on. This can result in being much less costly than when treating at the point of major breakdown. An example would be water ingress. Caught early enough, the fix could be something as simple as minor re-grading of compacted soil at the base of the foundation in order to move water away from the house vs experiencing a flooded basement during a heavy rain period.

Green Gables offers a program of "annual tune up”. After the customer has their initial inspection, we will return yearly to do an abbreviated inspection of areas identified as potential future trouble spots and confirmation that recommendations identified from previous inspection (if implemented) were effective in addressing the issue. The cost of the annual tune-up inspection will be 25% of a new inspection cost.

Seller Certified Home Program (Pre-Listing Inspections)
Listing inspections are very good for the homeowner who may not be in tune with the condition of their home. A great many sales are cancelled due to the buyer's shock at the "functional condition" of the home. It may look great, but have serious technical, safety, or functional issues present without the owner's knowledge. Having the home inspected prior to placing on the market is the ideal way to identify and either repair or disclose the issue found in the Inspection Report. Obviously, repairing the items would be the most beneficial towards completing the sale. However, there may be financial reasons where the owner can't make the repairs. Disclosing them up front and pricing the home based upon that disclosure will often times produce a higher net sales price for the owner.
